The two acres of private tropical gardens that house this luxurious villa are set in the heart of Spring Farm Estates, an upscale Montego Bay community, right above the Half Moon Golf Club.

You get free entry to the Rose Hall Beach Club which is 4 minutes away by car, and can enjoy the gorgeous white sand beach with swimming pool, bar and grill, changing rooms and free WiFi.

The Space:

The two acres of private tropical gardens being diligently enhanced that house this luxurious villa are set in the heart of Spring Farm Estates, an upscale Montego Bay community.

Nianna Eden offers five air-conditioned bedrooms along with private bathrooms that can accommodate up to ten persons. The bedrooms open up onto the superb spacious main verandah and the luxuriant swimming pool, providing a spectacular view of the sea. The spacious living room offers premium cable television and WiFi internet, 2 grand day beds in this room accommodate another 2 guests. Located very close to Montego Bay, the villa is only a few minutes drive away from some very spectacular beaches.

The recently refurbished villa and kitchen provides the most delectable meals. The very experienced cook prepares the most delightful breakfasts, lunches and dinners, based on the tastes of the visitors. The meals are prepared by incorporating fresh fruits and vegetables freshly plucked from the gardens, including avocados, mangoes, limes, bananas and other fresh produce.

Guest Access:

Guests can access the entire property with its beautiful swimming pool and lush gardens.

Guests are provided with their own gate remote to leave and enter freely as they like. This comes along with a key to the villa.

Visitors are permitted on property up to 3 hours, but only the number of guests on the listing can sleep over.

Additional guests can be added at a cost of $80 per night per person if paid at the property.

The Neighborhood:

Spring Farm is the #1 neighborhood in Montego Bay. The estate neighbors the grounds of the world famous Half Moon Hotel. Spring Farm is a gated community with 24-hr security, it comprises of some of the largest family homes and estates on the island.

There are 3 PGA rated golf courses within walking distance and tee times can be arranged. For well-spent, fun family days discover the most exhilarating water attraction in the Caribbean at the Hilton Water Park. There is so much to enjoy for adults and kids, navigate through cascading waterfalls, relax along the lagoons, drift on the lazy river with inner tubes or lounge in one of three terraced pools. Alternatively take the family along for a thrilling horse-back riding experience at Half Moon Equestrian Centre, located a mere 5 minutes from Nianna.

There are a number of very popular dining options ranging from 2-5 minutes away by car, these include The Sugar Mill, Northpoint, DelMare and world famous Scotchies. Pelican Grill, China House, Pier One, Marguerite’s , Houseboat Grill and Mystic Thai are a few of the restaurants that are located ten to twenty minutes away by car, and many of them offer free pickup for diners.

There are beaches galore, ranging from 4-10 minutes driving distance or a minimum 15-minute walk. These include free access to the Rose Hall Beach Club (with Nianna access card) and Tropical Bliss Beach.

TOURS: Experience Jamaica though the eyes of a local private guide. FUNSHINE offers specially designed packages to allow you to experience the best of Jamaica. Your tour will be operated and arranged as per your itinerary; however, you are free to travel at your own pace and feel flexible to add or skip sightseeing programs. We will always make every effort to make your tour as enjoyable as possible. Tours may include places such as Dunn’s River Falls, Bob Marley Nine Mile, Negril Beach and Ricks Cafe, YS Falls, Glistening Waters Luminous Lagoon and Montego Bay Highlight.

CHUKKA CARIBBEAN ADVENTURES: FUNSHINE works closely with Chukka and will book any of their tours for you. For example: Horseback Riding, ATV, Tubbing, Zipline, Ocho Rios Catamaran Cruise, Good Hope Adventure Park and many more. FUNSHINE will also arrange for a shuttle to take you to location and back. A confirmation number will be given to you which you will present to a representative upon arrival at Chukka Adventures. Only then will you be asked to make your payment via credit card or cash. Ask Frank about discounted double and triple activities that include lunch.

NIGHTLIFE: For guests who are interested in attending the local nightlife, FUNSHINE will arrange a shuttle to take you to and from Pier1 and Margaritaville. We would appreciate if you would give us the heads up no later than 5:00 pm on the day you choose to attend one of the 2 night clubs. At that time, Frank will provide you with further information which will include a pickup time.

TROPICAL BLISS BEACH BAR & GRILL: There is no entrance or beach chair fee for Guests staying at either Nianna Spring Farm, Nianna Eden or Nianna Coral Bay. On Wednesday and sometimes Thursday we host a daytime beach party with lots of entertainment which is also complimentary for Nianna guests.

Getting Around:

It is recommended that you rent a car if you are staying with us, we provide parking spaces inside the estate property. If you chose not to rent a car we have a top quality driver with 100s of 5-star reviews that you can utilise.

Other Things to Note:

We provide a chef at nominal charge if needed to prepare any meals you require. Menu includes delicious dishes spanning from local Jamaican to exquisite Asian. All it takes is to let us know your favorite taste and our responsive team will prepare it for you. A nanny can also be provided at an additional fee for the parents to enjoy a romantic night at one of the award winning fine-dining restaurants proximate to Nianna Eden.

We also provide a Crib, High Chair, Child Step-up Stool, Car Seats and other helpful items on request.

•Please ensure all rubbish bins (kitchen & bathrooms) are used with a garbage bag inside the receptacle

•Additional garbage bags can be found in one of the kitchen drawers

•Guests who are not mentioned in the original booking are only allowed to visit, if they wish to stay past 11pm there is an overnight charge.

•Management reserves the right to enter if the need arises.

•Hanging items on the railings is strictly prohibited, please use the drying racks provided.

We provide a first class chef service on request, all you have to do is say the word.

Extra guests and visitors are warmly welcomed. We do need to know in advance, as a matter of security, if you will be having extra guests to stay over or visitors coming by. Extra guests staying over will be chargeable at the nightly rate of the property ($80) and for visitors, please just let us know how long you expect them to be on the property.

If you try to check-in with more guests or if we find more guests staying in the house than booked online then the booking will be cancelled. Please ensure the correct number of guests are on the booking to avoid your booking being cancelled.

While the COVID-19 virus is classified as a pandemic, we will not be permitting any guests to have visitors on the property. This is for the health and safety of our guests and staff.
